Marbella Port Redevelopment: €200 Million La Bajadilla Project

Marbella’s Next Chapter: €200 Million Transformation Set to Redefine La Bajadilla Port

Marbella’s €200 million La Bajadilla port redevelopment aims to deliver 750 berths, new commercial facilities and a major boost to the city’s waterfront.

Marbella continues to evolve, with major investment helping to shape the future of its coastline, infrastructure and international appeal. One of the latest developments making headlines is the long-awaited transformation of Puerto de La Bajadilla, a project that could significantly enhance Marbella’s position as one of the Mediterranean’s leading destinations for luxury boating, tourism and coastal living.

Following the announcement in September 2026 that the Andalusian Regional Government (Junta de Andalucía) had awarded the new port concession, a long-standing project that has faced years of delays is finally moving towards implementation.

With a planned investment of more than €200 million, the redevelopment promises a major expansion of the marina, modernised facilities, new commercial spaces and improvements designed to protect the surrounding coastline.

For Marbella, this represents much more than a new marina. It is another important step in the city’s ongoing development.

A New Era for Puerto de La Bajadilla

Located close to Marbella’s town centre and its eastern beaches, Puerto de La Bajadilla has traditionally served both recreational boat owners and the local fishing community.

However, its existing infrastructure and limited capacity have struggled to meet the growing demand for moorings along the Costa del Sol.

The new development aims to change that.

Under the announced plans, the marina will increase from its current 268 berths to approximately 750, almost tripling its capacity. The water area is also expected to expand substantially, creating more room for vessels of different sizes.

The concession has been awarded to Marina Internacional de Marbella for a period of 40 years, marking a significant milestone in the project’s long history.

What will the redevelopment include?

A larger, more ambitious marina

One of the most significant changes will be the marina’s ability to accommodate much larger vessels, including luxury yachts of up to 70 metres in length. The plans also provide for facilities capable of welcoming cruise vessels, potentially opening Marbella to new forms of maritime tourism.

Modern commercial and leisure spaces

The redesigned port will incorporate a commercial area with plans for shops, restaurants and maritime services. These facilities are intended to create a more attractive waterfront destination for residents, visitors and the boating community.

Improved technical facilities

Modernised boat maintenance, repair and storage facilities are also planned, helping to support the needs of vessel owners and maritime businesses.

A modernised fishing port

La Bajadilla has an important connection to Marbella’s fishing heritage. The redevelopment plans include dedicated facilities for the local fishing fleet, ensuring that traditional maritime activities remain part of the port’s future.

Around 1,000 parking spaces

The project also includes plans for approximately 1,000 parking spaces to support the expanded marina and its commercial facilities.

Together, these improvements aim to transform La Bajadilla into a more accessible, modern and versatile waterfront destination.

Major Engineering Works to Protect the Harbour

Expanding a marina into open water requires substantial coastal engineering, particularly in a location where the protection of beaches and the movement of sand are important considerations.

The plans include two major protective structures:

  • A 1.13-kilometre main breakwater, designed to protect the harbour from waves approaching from the south and east.
  • A 450-metre secondary breakwater, providing additional shelter along the western side.

A new structure will also help channel the outflow of Arroyo Primero, separating it from the port area and nearby Playa del Cable.

These works are intended to create safer, calmer conditions within the harbour while addressing some of the challenges associated with sediment movement along the coast.

Protecting Marbella’s beaches

Environmental measures form an important part of the project. Planned sand replenishment and transfer programmes will focus on four beaches: Venus, La Bajadilla, El Cable and El Faro.

The aim is to help maintain beach profiles and mitigate potential changes in sand movement associated with the new harbour structures.

As with any major coastal development, the long-term effectiveness of these measures will depend on implementation, monitoring and ongoing maintenance.

From Years of Delays to a Major Investment

The La Bajadilla expansion has a lengthy history. Originally put out to tender in 2010, the project encountered financial, legal and administrative difficulties that prevented the original plans from progressing as intended.

The initiative was revisited in subsequent years, with renewed cooperation between the regional government and Marbella Town Hall helping to move the process forward from 2019 onwards.

Environmental assessments, coastal approvals and further administrative procedures followed before the new concession was awarded in September 2026.

The next phase is now expected to focus on finalising the detailed technical design and preparing for construction.

According to the announced timetable, the new concessionaire is due to take over the facilities on 1 January 2027. The plans provide for approximately 11 months to prepare the detailed execution project, followed by a further 36 months for construction.

These are planned timeframes rather than a guarantee of completion, but they provide a clearer framework for a development that has been discussed for more than a decade.

What Could This Mean for Marbella?

Marbella has long been associated with luxury property, international tourism, fine dining, golf and a Mediterranean lifestyle that attracts residents and visitors from across Europe and beyond.

The La Bajadilla project has the potential to add another dimension to that appeal.

A modernised marina could support new maritime businesses, create employment opportunities and encourage additional spending in local restaurants, shops and leisure venues.

It could also strengthen connections between the waterfront and Marbella’s existing attractions, including the historic old town, seafront promenade and surrounding residential areas.

For visitors arriving by sea, improved marina facilities could make Marbella a more attractive stop on a Mediterranean itinerary. For residents, the commercial and leisure spaces could offer another place to enjoy the coast throughout the year.

The fishing community will also remain an important part of the picture, with dedicated facilities intended to preserve the port’s traditional role alongside its new commercial ambitions.

The ultimate impact will depend on how the project is delivered and how successfully the new facilities integrate with the surrounding neighbourhood.

Marbella’s Wider Investment in Its Coastline

La Bajadilla is part of a broader conversation about the future of Marbella’s waterfront and its maritime facilities.

Other ports, including Puerto Banús, Cabopino and Puerto Deportivo Virgen del Carmen, contribute to the area’s established boating and leisure offering.

Improving and maintaining these facilities can help strengthen Marbella’s overall appeal, providing a wider choice of experiences for yacht owners, sailing enthusiasts, tourists and local residents.

The La Bajadilla redevelopment is particularly significant because of its scale and its proximity to central Marbella. If delivered as planned, it could introduce a new commercial and maritime destination close to the heart of the city.

What Does This Mean for the Marbella Property Market?

At 4YOURHOME.ES, we believe that understanding local investment and infrastructure is an important part of understanding Marbella’s property market.

Large-scale developments can influence the way people experience a destination, how attractive it is to international buyers and where future commercial opportunities may emerge.

A more ambitious marina could add to Marbella’s lifestyle offering, particularly for buyers who value proximity to the sea, restaurants, leisure facilities and the wider boating community.

It may also help support the area’s long-term international profile by complementing the established attractions that already draw buyers and visitors to the Costa del Sol.

However, it is important to distinguish between potential benefits and guaranteed property-market outcomes. The redevelopment does not, by itself, mean that property prices will rise in nearby areas. Any effect will depend on factors such as the final design, construction progress, accessibility, environmental outcomes and wider market conditions.

For anyone considering buying a home or investing in property in Marbella, developments like this are worth following as part of a broader assessment of the area’s future.

Marbella Continues to Look Ahead

The proposed transformation of Puerto de La Bajadilla marks an important milestone for Marbella.

After years of uncertainty, a major investment has been announced, with plans to expand the marina, welcome larger vessels, introduce new commercial facilities and improve the surrounding coastal infrastructure.

There is still work to do before the full vision becomes reality, but the project represents a significant step towards modernising one of Marbella’s key maritime locations.

For a city that continues to balance its historic Andalusian character with an increasingly international lifestyle offering, La Bajadilla could become an important part of what comes next.

At 4YOURHOME.ES, we will continue to follow the developments shaping Marbella and the wider Costa del Sol — from property and infrastructure to the lifestyle that makes this part of southern Spain such a desirable place to live.
